Absolutely! We offer $500 for 12-month referrals.

Guests are permitted to stay up to 3 days consecutively or 6 days in the month before they need to be added to the lease. Residents are allowed 2 guests in the amenity areas, but the guests must be accompanied by the resident.

No, signing a longer lease merely locks in the price for a longer term. We do not accept payments for the year in advance, but we will allow up to 3 months' worth of payments in advance.

We require a 60-day advance notice to vacate and an early termination fee equivalent to 2 months' rent.

Our shortest lease term is 6 months.

Amenities

We have a resort-style pool, 24-hour clubhouse with coffee bar, TV lounge, pool table, and 24-hour fitness center and business center. Our outdoor amenity area has gaming areas, cornhole, table tennis, and snooker. We have a large dog park with a pet wash station.

We offer standard parking free of charge and covered parking for $50/month.

Washer and dryer are included in all units, generally located off the kitchen or dining area.

We provide GE appliances

We recommend a third-party partner for furnishing units.

We do not accept packages in the leasing office, but provide package lockers that are available 24/7.

Cardio, weight training, free weights, exercise bike, row machine, and boxing bag

No fees for using communal areas unless a reservation for a private event is made. Quiet hours are 10 pm - 9 am.

Pet Policy

Pet deposits are $400 per month, and pet rent is between $20-$40 depending on pet score through www.petscreening.com

We are directly across the street from Plaza Volente shopping center, which has an HEB (grocery store), salons, and restaurants. We are less than 2 miles from Lakeline Mall and assorted shopping centers. We are 5 miles from Volente Beach and Lake Travis.

Leander School District

Millrun Dog Park is 1.6 miles from the property; however, we have a large dog park for our residents.

Brushy Creek Regional Trailheadd is 3.2 miles from the property, Spicewood Valley Trail is 3 miles

Birdie is conveniently located near multiple shopping areas. HEB for groceries is across the street, the Lakeline Mall is less than 2 miles away, as are Lowe's, Wal-Mart, and other establishments.

Starbucks is across the street in Volente Plaza, Mojo Coffee is within a mile, as is Café Java. Summer Moon is only 2 miles away.

Maintenance

We do a complete clean, make-ready, and inspection to ensure your home is move-in ready.

We offer 24/hour emergency maintenance.

You would generate a work order via your resident portal for general requests. Emergency maintenance should be called-in to the office line and callers will be forwarded directly to the on-call technician.

We prioritize work orders based on urgency and then by order of receipt. We aim to have all work orders completed within 24 hours.

No, it is not necessary. You can include notes on your work order for special instructions if necessary.

You can contact the emergency maintenance for lock-outs.

The lease allows for normal wear and tear, such as hanging pictures or curtains, but painting or major structural changes are not permitted without written management approval.
